Why the quality of your finishes will determine property value

When buying a new property, many would be awed by the features that capture the eye. These may include a nice kitchen, light accessories, feature walls and staircases amongst others. Whilst these are important elements as they are immediately evident, there are other critical components including the quality of the finishes. A property’s value is significantly tied to the quality of its finishes and in this article we shall explain how.

Plumbing

Whilst the plumbing of your property is not a feature which can be seen and appreciated, it is important that it is of top-notch quality. Cutting corners with plumbing, simply to spend more money on the aesthetics of the bathroom may be counterproductive. If you encounter a fault with the plumbing you may end up having to replace the entire system, and with that demolish the existing tiles, forcing a complete change of the bathroom. You may find that sparing a few hundreds of Euro on plumbing may be extremely detrimental in the following years. Having invested in the latest piping such as PPR improves the value of your property even if you are thinking about selling as home seekers would appreciate the peace of mind.

Tile laying

The choice including the colour and style of tiles is important. What is even more important however is the laying of the actual tiles. A good job will ensure consistency throughout, without waves. What matters here is the material used beneath the tiles and how it is dispersed. If you are selling your home, a poor job with tile laying becomes immediately evident, with prospective buyers being less inclined to meet your asking price.

Wall rendering

Defects in walls may not be immediately evident yet it can be quite a hassle to get them fixed. In certain cases, walls may not be straight due to the lack of a quality job in plastering. Once the paint job would be finished the wall could be seen that it is not straight. This would imply that the wall needs to be redone and that potential buyers may flag this as an expense and hence try reducing the asking price. This may also be the case in scenarios where walls need to be treated for humidity, which give out quite a displeasing look to a property.
